Pearland Texas is the fastest growing community in Brazoria county. Located just south of Houston it provides a small town atmosphere, low crime rate, and the highly rated Pearland School District., while offering easy access to the big city and the Gulf of Mexico.  Pearland has doubled in the last 10 years and the roads are being widened and expanded.


Pearland is a community with small town values and traditions.  "Texas Business" recently mentioned Pearland as being a "city to watch".  Pearland residents enjoy a high quality of life that is family orientated. Both the city and it's residents are strongly committed to job creation and business growth, offering incentive packages to relocating businesses and residents.  Pearland's officials and residents alike work to maintain the city's small town values and safety. Pearland's police department has one of the most effective departments in Texas.


Hwy 288 and hwy 518 (Broadway) is a booming part of Pearland.. Since 2001 there has been an explosion of growth in this area, and why not.  It is very close to Houston but is located in the city of Pearland and Brazoria county. Everything you need is in your neighborhood. Home Depot, Lowe's, Wal-mart, Target, Randall's, Kroger, Food Town, Kohl's, Best Buy, Academy, and many banks and shopping centers. On the other side of hwy 288 is Shadow Creek Ranch, a master planned community. Shadow Creek Ranch offers very easy access to downtown destinations. There is a brand new hospital, lakes, walking trails, new schools, and very nice homes ranging fro the 130's to over 1M. In addition, new shopping centers are planned in shadow Creek Ranch.


A little further south on hwy 288 is the brand new Rodeo Palms master planned community. Rodeo Palms is offering homes comparable to Shadow Creek Ranch. Rodeo Palms also has many lakes, walking trails, and water fountains.


There are many new communities surrounding Pearland including Sedona Lakes, Southern Trails, and Southfork, and The Lakes of Savannah. All of which provide easy access to hwy 288 and downtown destinations including the Texas Medical Center.


For the future home buyer, Manvel / Iowa Colony (hwy 288 south of hwy 6) will be the next housing boom. There are plans to build many new homes and shopping centers in this area. The Grand Parkway (99) will be connecting US-59 (Sugarland) to hwy 288 right through Iowa Colony. Then it will continue east directly through Alvin.


And, the new Meridiana community, located a few miles south of Pearland. This is a master planned community that will surpass anything you have seen before.

Lakes of Highland Glenn is a new community off of the new Pearland Parkway and beltway 8 south. There are many new lake communities being developed right now in this area.  Pearland Parkway  connects Beltway 8 and 518 (Broadway).  Then goes on to Pearland high school. There are plans to extend McHard road from Pearland Parkway to hwy 288.

Shadow Creek Ranch is a master planned community located off of Hwy 288 and Shadow Creek Ranch Rd, one exit south of Beltway 8.The proximity of Shadow Creek Ranch to all of Houston’s business, sports and entertainment venues places Shadow Creek Ranch firmly in the heart of everywhere you want to be. Shadow Creek Ranch is located in the Exemplary Alvin Independent School District which is an accredited 5-A school district.


Silver Lake and Silvercreek (Manvel) are currently in Pearland's extra jurisdiction and is not actually part of the city of Pearland.  It will not be a part of Pearland's jurisdiction until the MUDs develop out.  Silver Lake is surrounded by prestigious golf course and many lakes and walking trails.  Many of the homes in Silver Lake are water front. Easy access to Hwy 288 is provided by Hwy 518 (Broadway) and several smaller "short cut" roads with more being planned.  Silver Lake was the first community to spring up on the west side of Pearland.  Way before there was anything in the area.  Now, many new communities are being developed along with many major shopping centers, Banks, and a movie theatre. 


A few new communities on the west side of Pearland, close to 288 are Sedona Lakes, Southfork, Pomona, Southern Trails, and Southgate. They are building some really great homes !
